From a first conversation to the front door.
Follow the mortgage process from preparation and application through underwriting, disclosures and closing.
Talk through your optionsPrepare and explore
Begin with your goals, timing, income, savings and existing debts. Discuss possible loan structures and a comfortable budget. Gather records early so questions can be addressed before a purchase deadline.
If you are buying, a conditional preapproval may help clarify your search. Ask what has been verified and which conditions remain.
Apply and review the details
Complete the secure application and provide requested records. For a covered loan application, review the Loan Estimate and discuss payment, closing costs, rate-lock terms and any costs that could change.
With a property identified, the lender coordinates required valuation and reviews title, insurance and other transaction details.
Underwriting and conditions
Underwriting evaluates the application against program and lender requirements. Requests for additional documentation are common. Respond with complete, legible records and ask if a request is unclear.
- Keep income, debt and assets stable where possible.
- Discuss job changes, new credit or large transfers before acting.
- Keep copies of all documents and disclosures.
- Stay in contact about contract deadlines and required items.
Review, sign and close
Review the final disclosures, ask about changes and confirm the amount and method for closing funds with the appropriate verified parties. Signing, funding and recording timing can vary by location and transaction.
