Explore VA purchase loan benefits, eligibility, funding fee considerations and the role of your Certificate of Eligibility.
Talk through your optionsStart with eligibility
VA-backed purchase loans may be available to eligible veterans, service members and certain surviving spouses. A Certificate of Eligibility helps show the lender that you meet the VA service requirements; the lender must also review credit, income and other qualifications.
Ask about your eligibility and available entitlement before relying on a particular down payment assumption. The property must also satisfy the program’s requirements.
Understand the benefits and costs
A VA-backed purchase loan may offer no down payment for an eligible borrower when program and lender requirements are met. VA loans do not require monthly private mortgage insurance. A VA funding fee may apply unless the borrower qualifies for an exemption.
What to discuss
- Your service history and Certificate of Eligibility.
- Any prior VA loan, current entitlement and intended occupancy.
- Funding fee applicability or a possible exemption.
- The total payment, interest rate, APR and cash to close.
- Property condition, appraisal and the purchase timeline.
