USDA loans. Explore beyond the city.
Understand USDA guaranteed financing, eligible rural locations, household income limits and purchase considerations.
Talk through your optionsA location-sensitive option
The USDA Single Family Housing Guaranteed Loan Program supports eligible borrowers purchasing qualifying primary residences in eligible rural areas. Eligibility depends on both the household and the property, so a listing’s appearance or distance from a city is not enough to determine whether it qualifies.
For eligible borrowers, the program can allow financing of up to 100% of the eligible value, subject to applicable requirements. That does not remove closing costs or guarantee that every transaction can close without cash.
Check before you shop
- Confirm the property address using USDA’s current eligibility resources.
- Review household income against the applicable program limit.
- Discuss intended occupancy and whether the property meets program standards.
- Ask about upfront and annual guarantee fees, total payment and cash needed.
Compare the complete loan
A program with no required down payment can be helpful, but it still deserves a full comparison. Look at the interest rate, APR, fees, monthly payment, property constraints and your available savings after closing.
Plan the conversation
Bring the property address, approximate household income, household size and your purchase budget. Harman can discuss whether a USDA scenario is worth exploring alongside other options.
