Do I need 20% down to buy a home?

Not for every program. Some eligible borrowers may qualify for lower down payment options, and certain programs may allow no down payment when their requirements are met. Compare the total monthly payment, insurance, cash to close and savings left after closing. Read the down payment guide.

Is preapproval the same as final approval?

No. Lenders use the terms prequalification and preapproval differently, and the level of review can vary. A preapproval is generally conditional and is not a guaranteed loan offer. The property and application must still complete the required review. Learn about preapproval.

Which loan is right for me?

The right comparison depends on your income, credit, assets, property, eligibility and goals. Compare complete terms rather than choosing by the program name or advertised rate. Explore loan options and ask Harman for a review of your circumstances.

What costs should I plan for beyond the down payment?

Closing costs, prepaid expenses, initial escrow funding when applicable, moving expenses and a cushion for repairs can all matter. Your Loan Estimate helps explain estimated loan costs and cash to close. Understand closing costs.

Can I apply if I am self-employed?

Self-employment does not by itself prevent a mortgage application. The lender needs to evaluate qualifying income and required records, which vary by program and circumstances. Discuss business ownership and income history early. Prepare for self-employed financing.

Will the calculator show my actual loan payment?

It shows an illustrative estimate using your inputs. Actual terms, mortgage insurance, property costs and eligibility require lender review. The mortgage calculator does not automatically determine insurance or include closing costs. Try the calculator.

When does refinancing make sense?

Start with a specific goal, then compare the proposed loan with the existing mortgage. Consider costs, payment, remaining balance, repayment term and expected time in the home. A lower payment can mean more total interest if the term is extended. Read the refinance guide.

How do I send financial documents?

Use Barrett’s approved secure application portal or a verified document-delivery process provided by the lender. Do not include Social Security numbers, account numbers, tax returns or other financial documents in a general website inquiry. Open the secure portal.
